Sections 13 and 14 in particular need professional review: a limitation of liability that is drafted too broadly is unenforceable, and Missouri restricts what a business can disclaim against a consumer.

Who these terms cover
These terms apply between [ legal entity name ], trading as Home Refresh Cleaning (“we”, “us”), and the person or company who books a clean (“you”). They take effect when you accept a quote or let us into a property to work, whichever happens first.
If you are booking on behalf of an owner or a landlord, you confirm you are allowed to authorise the work and to give us access.
Quotes and pricing
We quote a flat price for a defined scope of work, based on what you tell us: the type of service, the size of the property, and anything you want handled differently.
A quote is valid for [ quote validity period ]. The price can change only if what we find does not match what was described — a larger property, an extra unit, or a condition that takes substantially longer than a standard clean, such as heavy grease, pet damage, or a property left full of belongings. If that happens we tell you before we start and you decide whether to go ahead. We do not add charges after the fact.
Prices are quoted excluding any applicable sales tax unless we say otherwise.
Scheduling
We agree a date and an arrival window with you. Traffic, a previous job running long, and weather can move an arrival time; if we are going to be outside the window we will contact you.
Recurring cleans run on a fixed schedule with the same crew wherever we can manage it. There is no minimum term and no contract to exit — you can stop recurring service at any time under section 8.
Getting into the property
You are responsible for giving us a way in: being there, a lockbox, a key, a gate code, or a code for the building. If you give us an alarm code, tell us how the system behaves so a crew does not trigger it.
We keep access details as described in our privacy policy and give them only to the crew assigned to that property.
If we cannot get in and cannot reach you within [ lockout wait time ] of arriving, the visit counts as a late cancellation under section 8.
What a clean includes
The specific scope is what your quote says and what the checklist for that service lists. In general a clean covers the interior surfaces of the property: floors, bathrooms, kitchens, interior windows within normal reach, fixtures, and the surfaces of furniture and appliances.
We document each visit with a checklist, and we sign it. For turnover work we may photograph the finished condition. Those records are yours to ask for.
What we do not do
These are outside every quote unless we have agreed them separately in writing:
- Carpet shampooing or steam extraction.
- Exterior windows above ground level, gutters, roofs and yards.
- Painting, patching, and any repair or handyman work.
- Mould remediation, pest control, and hoarding cleanup.
- Biohazards: blood, bodily fluids, needles, or animal waste beyond ordinary litter.
- Moving furniture or appliances that need two people or a dolly, and lifting anything over [ weight limit ].
- Cleaning inside a property that has no running water or no electricity.
- Handling, packing or disposing of your personal belongings.
If we arrive and find one of these is what the job actually needs, we will tell you rather than attempt it.
Our re-clean guarantee
If something on the checklist was missed or not done properly, tell us within [ guarantee window ] of the visit and we will come back and put it right at no charge.
What the guarantee covers: work that was in scope and was not done to standard.
What it does not cover: new dirt from ordinary use after we left, anything listed in section 6, damage that existed before we arrived, and areas we could not reach because they were blocked or occupied.
The guarantee is a re-clean. It is not a refund, and it does not extend to paying a third party to redo the work.
Cancelling and rescheduling
If you cancel
Give us at least [ notice period ] and there is no charge. Less notice than that, or a lockout under section 4, and we may charge [ late cancellation fee ] — a crew that cannot get into your property has usually already turned down other work for that slot.
If we cancel
If we cannot make a booked visit we will tell you as early as we can and offer the first available slot. If we cancel with less notice than we ask of you, the rescheduled visit is discounted by [ our cancellation remedy ].
Ending recurring service
Either side can stop recurring cleans with [ recurring notice period ] notice. No fee, no minimum term.
Payment
Payment is due [ payment terms ]. We accept [ accepted payment methods ].
Invoices unpaid after [ grace period ] may carry interest at [ late interest rate ], to the extent Missouri law allows. We may pause service on an account that is overdue, and we will tell you before we do.
Damage, breakage and claims
We are licensed, insured and bonded. If we break something, tell us within [ damage report window ] of the visit so we can see it before the scene changes. We will repair it, replace it, or put the claim to our insurer, whichever fits.
Some things we cannot take responsibility for, and we would rather say so plainly than argue about it later:
- Items that were already broken, loose, or improperly mounted.
- Wear that shows once dirt is removed — worn finishes, faded flooring, grout that was already stained.
- Surfaces damaged by a product the manufacturer does not permit, where you asked us to use it.
- Irreplaceable items, cash, jewellery and important documents left in the open. Please put them away before we arrive.
Our insurer's details are available on request.
A safe place to work
You agree to give us a property that is safe to work in. We may stop work and leave, and treat the visit as a late cancellation, if we find:
- an aggressive animal loose in the property;
- a person present who threatens or harasses a member of our crew;
- no running water, no power, or an unsafe structure;
- a biohazard or infestation as described in section 6.
Pets that are friendly are not a problem — tell us they are there and where they will be.
Our staff
Everyone who enters your property is our employee, background-checked and trained by us. We do not subcontract.
For [ non-solicit period ] after your last visit, please do not hire a member of our crew directly to do the work we were doing for you. We invest in training and vetting, and this is what protects it. If you would like to hire someone from our team properly, talk to us.
Limits on our liability
Where the law allows us to limit it, our total liability for any one visit is capped at [ liability cap ], and we are not liable for indirect or consequential loss — lost rent, a delayed move-in, or a lost sale.
Nothing in these terms limits our liability for death or personal injury caused by our negligence, for fraud, or for anything else that cannot lawfully be excluded. If any part of this section is unenforceable, the rest still stands.
Governing law and disputes
These terms are governed by the laws of the State of Missouri. Any dispute will be brought in the state or federal courts serving [ county for venue ], Missouri.
Before that, please talk to us. Most disagreements about a clean are settled by looking at the same checklist together.
Changes to these terms
We may update these terms. The version that applies to your booking is the one published when you accepted the quote. If we change them in a way that affects recurring service, we will tell you before your next visit.
